How it works
You send an address. We do the rest.
There is no clever mechanism here and nothing to sign up for. This page is the entire process written down, including the parts other companies leave vague.
The whole thing
Four steps, and you only do one of them.
The rest is our job. Here is the entire process, start to money in your account.
Send the address
Nothing else is required. No photos, no paperwork, no walkthrough of what's wrong with it.
We call, and we talk
A short conversation about the house and what you actually need to happen. If we can't help, we say so on that call.
A written offer
In writing, with no obligation attached to it. You can sit on it, show it to somebody, or bin it.
You pick the day
We close at a local title company and the money is yours. Seven days if you need it, six months if you'd rather.
The parts people ask about privately
The bits that usually stay vague.
If you have dealt with a cash buyer before, these are probably the questions you did not get a straight answer to.
Where the money comes from
Our own funds, plus a partner on larger deals. There is no mortgage application and no bank underwriting on our side, which is the whole reason we can commit to a date and keep it.
What the walkthrough is actually like
One visit, half an hour, one of our acquisitions managers. We are not looking for reasons to drop the price — we are working out the repair budget. You do not need to tidy up, and you do not need to be apologetic about the state of it.
Why there is no appraisal
An appraisal exists to protect a lender. There is no lender here. That removes the single most common reason a sale collapses two weeks before closing.
Who handles the paperwork
A local title company, not us. They run the title search, clear any liens out of the proceeds, handle probate or heirship documents, and hold the money. They are a neutral third party and you are welcome to name one you already trust.
What happens if you say no
Nothing. There is no contract until you sign one, no listing agreement, no term, and no cancellation fee, because there is nothing to cancel. People turn our offers down and we wish them well.
What happens to the house
We renovate it and either resell it to somebody who wants to live in it, or keep it as a rental. We live in these towns, so what a house becomes on a street we drive down matters to us.
The timeline, honestly
Seven days is possible. It is not compulsory.
Most of the industry shouts about speed because speed is the only thing it has. Speed is genuinely useful when a foreclosure date is coming, and completely useless when you still need to find somewhere to live.
So the date is yours. We have closed in a week and we have held a closing for four months while a seller waited on a new build.
