Questions
The ones people actually ask.
Including the awkward one about whether we pay what the house is worth. Short answer at number three, and it is not a yes.
Are you going to list my house, or actually buy it?
Buy it. We are not agents and we do not list houses on the MLS. We are the buyer, using our own funds — which is why there is no listing agreement and nothing binding you to us.
How do you work out the offer?
Three things: where the house is, what condition it is genuinely in, and what comparable properties in similar condition have actually sold for. Not what renovated houses sold for. If you have had offers from other cash-buying companies that made no sense, ask us to show you the workings on ours.
Will you pay what my house is worth?
Not full retail — we are straight about that, and anyone who tells you otherwise is selling you something. What we offer has no 6% commission taken out of it, no 2% closing costs, no repair negotiation, and no three months of mortgage, tax, insurance and utility payments while it sits. Work both numbers to the bottom line before you decide. Sometimes listing wins. When it does, we will say so.
Are there any fees or commissions?
None. We cover all closing costs, document fees and the title company's cut. It is written into the Purchase and Sale Agreement, so you can read it rather than take our word for it. The only things that come out of your number are your own mortgage payoff and any liens on the property.
How fast is fast, really?
A written offer usually within 24 hours of us getting the details, and closing in as little as 7 days after that. But fast is an option, not a requirement — if you need four months because your next place isn't ready, you pick that date instead.
What if the house is in genuinely bad shape?
Then you are the reason we exist. We buy fire-damaged, foundation-shifted, hoarder-condition and not-currently-habitable houses. You do not clean, repair, stage or host a single showing. There is one walkthrough and it is us.
Can I sell if there's still a tenant in it?
Yes, including a tenant who has stopped paying or a lease with time left to run. You do not need to evict anyone first. That becomes ours at closing.
Can the deal fall through?
Around 15% of ordinary sales collapse, almost always because the buyer's loan didn't come through or the house didn't appraise for what the bank needed. We do not use bank financing and do not require an appraisal, so neither of those exists on our side.
What if I'm not in Texas?
Common, especially with inherited property. You do not need to travel — a mobile notary comes to wherever you are, and the title company handles the rest remotely.
What happens to the house afterwards?
We renovate it and either sell it to someone who wants to live in it, or hold it as a rental. We live here, so what a house becomes on a street we drive down matters to us. One seller chose us specifically because he liked our renovation plan better than the other offers.
Still got one?
We like talking to people — including the ones just checking we are real. Call and ask us anything, even if you are nowhere near ready to sell.
