Run the numbers
We will not beat a listing on price. We will often beat it on money.
Those are different things, and the gap between them is where most sellers lose. Here is the whole comparison with nothing left out — including the parts that favour the agent.
| Selling with an agent | Sold to Bumble Bee | |
|---|---|---|
| Commission and fees | 6% on average, paid by you | None |
| Who pays closing costs | 2% on average, paid by you | We pay all of them |
| Inspection & financing contingency | Yes — up to 15% of sales fall through | None |
| Appraisal needed | Yes, and the sale often hangs on it | None. We pay cash |
| Average days until sold | About 91 | Offer within 24 hours |
| Number of showings | However many it takes | One. Just us |
| Closing date | 30–60 days after an offer is accepted | The date you choose |
| Who pays for repairs | Negotiated during the inspection period | We do, after we own it |
An inspection contingency gives a buyer time to inspect and then back out or renegotiate. A financing contingency lets them walk if their loan does not come through or the house does not appraise for what the bank needs. We do not use bank financing, so neither exists on our side of a deal.
What a listing actually nets you.
Move the numbers to match your house. These are the industry averages from the table above — nothing here is our offer, because a real offer comes from somebody who has actually stood in the property.
Roof, foundation, HVAC — whatever gets negotiated at inspection.
Mortgage, taxes, insurance, utilities, lawn.
The North Texas average is about three.
Coming off the top
- Agent commission (6%)
- −$19,500
- Your share of closing costs (2%)
- −$6,500
- Repairs after inspection
- −$12,000
- Holding it for 3 months
- −$6,600
What actually reaches you
$280,400
That is 86% of the price on the sign — before your mortgage payoff.
That number is the bar. Our offer has no commission, no closing costs, no repair deduction and no holding months in it — so the only fair comparison is against this figure, not against the listing price. Sometimes listing still wins. When it does, we will tell you.
When you should not sell to us
Three times an agent is genuinely the better call.
The house is already in good shape
If it shows well, needs nothing, and you can wait, a listing will almost certainly put more in your pocket. Go and list it.
You have plenty of time
Holding costs are what quietly eat a listing. If three months of carrying the house does not hurt, the maths tilts back towards the agent.
You want to test the market first
Perfectly reasonable. List it, see what happens, and call us if it stalls. Our offer will still be here — and we would rather be your second call than your regret.
Nothing to lose

A slider is a guess. An offer is a number. Send us the address and you will have something concrete to put next to it — with no obligation attached and no cost either way.
